- 1- Old Roseville is just that, old. Not great properties but some quaint, older East Sac like homes. Some very good schools but it’s a mix. Some are not so good. There are a couple of higher crime areas and downtown Roseville is a bit…rundown.
- 2- East Roseville is a mix of very nice custom homes, established, older neighborhoods, some newer subdivisions and is like parts of Fair Oaks in many ways. Near Granite Bay, Orangevale and Folsom. Very Good to great schools. An area in East Roseville actually is part of the Granite Bay school District.
- 3- West Roseville (north of 1-80 and downtown Roseville, west of Hwy65). Mainly newer subdivisions with larger square footages. Got hit hard in the RE downturn. Good Schools. Close to some mediocre neighborhoods. Commutes to downtown: Non-commute time = 25-40 min, During commute = 35-55 min. one note is that many of West Roseville’s neighborhoods are landlocked, so there’s lots of surface street traffic which can be …well… messy.
